Standing water, saturated soil against the foundation, erosion on a slope. Diagnosis first, then the fix that actually suits the property. See yard drainage.
An existing system that has silted up looks exactly like not having one. Inspection and hydro jetting for drainage already in the ground. See inspection.
Trenching, soil movement and reshaping so the ground falls away from the house instead of toward it.
Driveways, slabs and pads, placed over a subgrade that has been prepared and drains properly.
Drainage, excavation and concrete get quoted separately by most companies, which is how you end up with a new driveway sitting on ground that still holds water.
Doing them as one scope, in the right order, is usually the difference between a repair that lasts and one you revisit in two years. It also means one person is accountable for the result rather than three.
AE Excavation LLC has worked drainage, excavation and concrete across Montgomery County since 2014. The person who walks your property is the person running the crew.
Five steps, and you know what is happening at each one.
A couple of minutes on the phone is usually enough to know whether it is a grading question, a volume question or an outlet question.
We walk the property and look at where water sits, which way the ground falls, and where it can legally go.
What is being built, in what order, for what number. Not a verbal figure you cannot hold anyone to.
Most residential drainage runs one to three days. We tell you before we start, not after.
We go over what was installed and where it discharges, so you know what you own.
Not every standing water problem needs a piped system. Sometimes a downspout that discharges four feet from the foundation instead of into the low corner fixes most of it for very little money.
We would rather tell you that and do the smaller job well than sell a French drain the property did not need. It is a small county and the work comes back either way.
Start with yard drainage. It covers diagnosis, and the fix may be regrading, a French drain, catch basins or downspout work depending on what the site visit finds.
Yes, and we prefer to do both on the same job. Concrete placed over a subgrade that holds water fails early regardless of the pour quality.
Piped systems typically run $25 to $50 per linear foot, with most whole yard projects between $2,500 and $10,000. Surface and downspout work costs considerably less.

It helps, because you know where the water goes better than we do on a dry day, but it is not essential if you can send photos of the problem after rain.
Most runs are one to three days. Larger whole property schemes take longer, and we give you a sequence before starting rather than a single end date.
